Most real estate agents send clients the default short link created inside their Google Business Profile dashboard, but that standard link often triggers Google’s strict spam filters and gets legitimate five-star reviews wiped out. This happens because Google’s spam prevention algorithm does not trust sudden direct clicks from outside apps. To fix this, you should create an organic “ninja link” by searching your own name, license title, and city on Google (such as “Derek Bicksler Realtor Carlisle“), verifying that your Knowledge Panel appears, and copying the long URL right out of your browser’s search bar. Take that long address, run it through a standard URL shortener or embed it behind a button in your email signature, and send that to your clients instead. When a client clicks it, Google views the interaction as an authentic search query rather than automated spam. As I mentioned on the show, “That is really the best way to get attention to get all the brownie points from Google is somebody… specifically types you and then does the same thing, finds you, clicks on your stuff, interacts with it”.

In the past, changing your office address, phone number, or brokerage name meant filing tedious customer support tickets and waiting days for ad verification. Under this update, any basic business detail you edit inside your Google Business Profile instantly updates across your live ads. “Now it will just be dictated by the Google business profile and will automatically take effect any changes that you make”. Keep in mind that you must still upload custom photos, promotional posts, and client reviews separately, but this change marks an important step toward a single, unified Google ad platform.

By getting thousands of high-producing agents into Google’s ecosystem and securing direct listing feeds from major brokerages, Google is building a direct highway between its software and local real estate inventory.

Unlocking Smart Shopping with Gemini App Connectors

Google is transforming Gemini from a standard chat interface into an active, monetized personal assistant through built-in App Connectors. These connectors allow Gemini to talk directly with platforms like OpenTable, Instacart, Zocdoc, and travel booking systems to reserve tables, order supplies, and book appointments on your behalf. Google uses these integrations to earn affiliate revenue and handle real-world transactions directly inside the AI conversation window. Right now, this feature is only visible on about half of verified Search Console accounts, though Bing Webmaster Tools has offered a similar AI tracking tab for several weeks. On my own site, my local consumer notice and neighborhood guide pages generate strong AI citations because Google’s large language models recognize them as clear, authoritative local data. Monitoring these metrics shows you exactly which pages Google considers the “ground truth” for real estate in your market.

The “Add to Preferred Sources” Button for Local SEO

Google now allows searchers to pick their favorite websites using a feature called “Preferred Sources” (links provided below). When a home buyer or seller adds your website as a preferred source, Google will rank your local guides and property updates higher whenever that person searches for local housing topics. To take advantage of this, you can add a simple “Add to Preferred Sources” button to your website footer and resource pages using the code snippet provided by Google or generated by an AI assistant. Getting visitors to click this button tells Google’s main search engine that your brand is trustworthy. As I explained during the show, “When people select you as a preferred source, that is another signal to Google that you are a trusted source to show to others too”.

MCP is an open standard that allows an AI model, like Google Gemini, to securely plug directly into your business software without requiring clunky custom programming. Instead of spending hours manually downloading PDFs and uploading them to your office intranet, an MCP-connected AI assistant can place files into your transaction folders, pull disclosures, or request escrow deposits through a simple plain-English voice command. When evaluating new customer databases or transaction managers, you must ask vendors if they support MCP integrations. As I shared in the episode: “An MCP really seems like… if you’re not using an AI agent yet, you’re like, I don’t need that. Doesn’t matter. But the second you do start using them, you’re going to be like, oh man, I can’t connect it to that”.

The 20-Second LSA Missed Call Rule Starting October 1, 2026

Starting October 1, 2026, Google is introducing a major policy change for Local Services Ads: you will be charged for any missed phone call where the caller stays on the line for more than 20 seconds. Many agents are frustrated by this rule, but Google is enforcing it to protect the consumer experience. When someone searches for an agent and clicks a call button, they expect to reach a professional immediately. If an agent uses a long automated voicemail greeting or lets the phone ring endlessly, it creates a poor user experience. As I emphasized to our listeners: “Answering the phone has always been important and affects your ranking. If you don’t answer the phone, again, they don’t… Why would they put you at the top if you’re not going to answer the phone and you’re going to make them look bad?”. Pick up your phone live, shorten your voicemail greetings, and treat every inbound call like an immediate closing.

Google Home Search Ads: The Mobile Zillow Competitor

Google is laying the groundwork to compete directly with major property portals through visual, mobile-first “Google Home Search Ads”. Major brokerages and multiple listing networks (including Compass, EXP, and Bright MLS) have already signed agreements to feed raw property data straight into Google’s search index. These property-specific tiles will likely roll out across mobile devices once the Local Services Ads backend is fully integrated into the main Google Ads dashboard. When a consumer searches for homes in a specific neighborhood, Google will show these listing tiles at the very top and route buyer leads directly to agents who maintain an active LSA account with the “Buyer Agent” feature enabled. As I predicted on the podcast: “My hypothesis is that once Local Services Ads migrates over to the Google ads dashboard fully, that is when the Google home search ads will start getting rolled out”. Staying active on LSA today is the best way to claim these high-intent buyer leads when the full ad marketplace launches.
